We are a Rhode Island-based private lending company that brokers private commercial loans for non-owner occupied properties. We do not deal with federal, state, or local taxpayer funds. The funding for our lending comes from private individuals and investment groups.
Our approach is a winning formula all the way around. The lender obtains a greater return on their investment than in most traditional investment placements. Investors have the opportunity no matter what the status of their credit or income is to get into the market and make substantial profits. The real estate agents and lawyers earn commissions and fees, often on both the buying and reselling ends of the transaction. The neighborhood's real estate value will increase when distressed properties are turned into vibrant properties. Local tax revenues will also increase, helping municipalities better serve their residents. Moreover, first-time home buyers purchase a completely rehabilitated home without a penny of tax payer dollars being used to achieve this community development.

Jeff Hamilton is the founder and owner of Private Lender of New England, LLC. He has over 30 years of experience in the real estate and investment field. He has been involved in investing in and selling REO properties as a licensed realtor in the state of Rhode Island for over 25 years. He has also been involved in working directly with residential builders and developers.
Unlike many private lending companies, Jeff approaches the brokerage business with a strong emphasis on rehabilitation and After Rehab Value (ARV). His experience as both an investor and a realtor gives him a unique understanding of how to assist the borrower in obtaining a strong profit while protecting the private lender's capital investment. |
History
Private Lender of New England, LLC was founded in 2011 doing business principally in Rhode Island. In 2012, we expanded our business to Massachusetts, and in 2015 to Northeastern Connecticut where we have been increasingly active in the private financing of investment properties. We have been very successful with the smaller investor who has needed between $50,000- $300,000 for purchase and rehabilitation funds. However, we have brokered much larger loans up to $1.5 million as our borrower and lending base has expanded.
