This week our focus turns to one of the major challenges in flipping: Finding the Property to Flip. "Prospecting or knowing where to look for underpriced properties is a key element in the process of profitably flipping real estate." On wiki-how three important methods are outlined:
  1. Finding Leads for Properties to Flip
  2. Researching Properties From Traditional Sources
  3. Working With Attorneys for Potential Properties

Are you passionate about flipping houses?

Thought for this week: "DO NOT RELY ON EMOTION!"

You may have heard of the author Donald Miller. If not, Donald Miller (born August 12, 1971) is an American author, public speaker, and business owner. He is the CEO of StoryBrand, a company that helps businesses clarify their messages. His first New York Times bestselling book was Blue Like Jazz and his latest book is called Building a StoryBrand.

In a recent video titled "How important is Passion?" he claims that if you think passion involves emotion think again.  According to Miller you can't rely on emotion. It is the sugar that will eventually lead you to crash.

As a flipper you need to  consider that the importance of achieving your goal is to really understand what your goals are. Then consider repeat the actions you need to do to get your goals accomplished.  Obsessive desire to accomplish your goals are much more important than the emotional aspect of passion.

At Private Lender of New England we can help you stay on track. Just contact our company and we will move rapidly. The nature of this business is to close in less than 30 days, and we usually do. You should have a property in mind, preferably under contract, prior to contacting us.
5 Steps To Proceed With Your Property
  1. Verbal Consultation:  A representative will talk to you about the process and the property you have in mind.
  2. Application:  Include rehab budget, purchase and sales agreement, projected after rehab value (ARV).
  3. Appraisal:  Our representative will review the property or site.
  4. Commitment letter:  We issue the borrower a written term sheet that includes rehab budget, if agreed to in writing, we can usually close once the borrower can obtain title insurance.
  5. Closing:  Obtain title policy. We compete with cash buyers so we must close in the same time period. And guess what? We do!

PRIVATE LENDER OF NEW ENGLAND, LLC

18 Lakeview Drive, Narragansett, RI

Remember Pemberton in Jamestown? The borrowers for that property have now moved onto this rehab in Narragansett!

As you know, the most frequent phrase heard when talking real estate consists of  just three words: location, location, location. This latest funded property in Narragansett is in a beautiful location and perfect distance from the ocean to be comfortable with mounting concerns about climate change and waterfront properties. "Up and down the eastern seaboard, many home prices near water’s edge aren’t doing as well as homes inland in the same county, a Journal examination found" as stated in WSJ. If you have concerns about a coastal property check out fema.gov.

This property is expected to be on the market by Winter 2020.  The estimated value is
$320,000 - $325,000.
